Q: Can I sell my home myself?
A: Yes you can. As a minimum, you need to do the following:
- Price your home to sell - get a Comparative Market Analysis (CMA)
- Stage your home (declutter and arrange furniture), fix and repair problem areas
- Market the home - Yard sign, advertise on the Internet, newspapers, flyers, hold open houses, etc
- Create an informational brochure on your home (pictures, room dimensions, numbers of rooms, etc)
- Be able to devote time to answer the phone and emails and to show the home
- Show your home when prospective clients call (someone needs to be there to show your home)
- Qualify your clients (make sure they can afford the loan for your home)
- Negotiate a price and determine what personal property will stay with the home
- Take an binder (escrow) payment and sign a contract (agreement) on your home
- Get a survey of the property (if required)
- Have a lawyer review the contract
- Complete the transaction (close) at a title company to ensure proper filling of titles and record the
sale. The title company will ensure all taxes are paid and any encumbrance on the property is removed and the title is clear.
A: A CMA is a Comparative Market Analysis. It is NOT an appraisal. A CMA is done by a Realtor by comparing homes that have recently sold in your area and deriving the most likely selling price of your home. The comparable homes need to be as close to your home as possible. If they are not exactly alike, adjustments can be made to the comparable to derive a price.
